The following outlines the choice of services available to our clients:
LET ONLY / TENANT FIND SERVICE
Upon receipt of formal instructions to let your property, our service will include the following:-
Rent Appraisal - We will visit your property to assess your needs and advise you of the rental market, current legislation and assess the rental value the proposed property. We will also inform you of any maintenance required to the property before we can commence marketing it to potential tenants.
Marketing – Where necessary this would include:-
- Preparing details of your property and including them in our available property lists for distribution to our listed prospective tenants.
- Circulating the details to registered prospective tenants and our company contacts by post and/or e-mails.
- Advertising the property on our website and in the local papers.
To Let Boards – Arrange for a “To Let/Let By" board to be erected at your property unless otherwise instructed. We find that this provides excellent advertising for your property and can only compliment our marketing strategy. We use external companies for this service and therefore the costs vary from time to time.
Viewings – After making arrangements with the existing occupiers, accompany prospective tenants to view the property unless otherwise instructed. We will advise you as soon as we receive a formal tenancy application.
Tenant Appraisal - We shall personally interview and obtain all necessary references including character references on prospective tenants. Such references will include Credit Reference Agencies and/or previous landlords. Where necessary, we may ask for additional security from a financial guarantor.
Tenancy Agreements – We shall prepare and arrange for execution of the appropriate Tenancy Agreements and other legal documentation in accordance with current legislation.
Rent Transfer - We shall collect the first month’s rent and bond deposit and once clear funds are available, account to you for all monies collected less our fees and expenses due.
Charges – For the above service we shall charge a fee of ¼ of one month’s rent + VAT which will be deducted from the first month’s rental of any new tenancy.
FULL MANAGEMENT SERVICE
Our management service includes the following in addition to our Let Only Service: -
Inventories and Schedule of Conditions – We shall arrange for the preparation of an Inventory and Schedule of Conditions. This is a highly specialised service and is strongly recommended prior to letting your property.
Utilities – We shall contact the local council and all public utilities, except telephone service, to advise them of all changes of occupancy.
Collection of Rents – We shall collect the rent due and pay it to you less any fees or expenses incurred for the period. This is paid by a cheque or bank transfer into your UK bank account 10 working days after the collection of rent. Please note that we are only able to pay the clear funds available against your property.
Security Deposit – We arrange to hold a tenant security deposit for the period of the tenancy and any subsequent extensions in a secure client account. Please note that this is not negotiable under any circumstances and is usually equivalent to one month’s rent.
Repairs – We will be a 24-hour point of contact for the tenants and co-ordinate any major repairs or maintenance to your property upto the agreed limit and settle all invoices from rents received. You will be consulted for any expenditure in excess of the agreed limits EXCEPT in cases of emergency.
End of Tenancy – We will try and re-sign the current tenants for a further term. If they wish to leave, we will serve a Section 21 Notice for them to vacate on the required date and collect the keys on the last day of the contract.
Check Out - We shall arrange for a full property inspection and Inventory “check out” at the end of the tenancy, with subsequent maintenance recommendations. We will also take closing meter readings for utility supplies and forward these to relevant companies.
Return of Deposits - We shall agree any possible dilapidations (over and above “fair wear and tear”) with the tenants before releasing their deposits. If necessary we shall arrange for cleaning, garden maintenance and any minor repairs after the Inventory “ check out “ and deducting costs from the tenant’s deposit where applicable.
Rent Arrears /Legal Action - While we carefully monitor rental payments, it can sometimes occur that tenants for a variety of reasons, fall behind with their rental payments or in some way breach the other obligations of the Tenancy Agreement. If it becomes necessary to take legal action to obtain payment of arrears or repossession of your property, we will arrange for solicitors and attend any Court hearings on your behalf, unless otherwise agreed.
Charges – For our full management service we charge 10% + VAT of the total collected rent every month
